For Developments

Wellbeing designed in at drawing stage, not added at fit-out.

For developers, landowners, real estate groups and their architects. We help shape the gym, spa, recovery spaces or wellbeing destination at the start, with an operating model that still works once people move in.

Why early matters

The expensive mistakes are made before anyone trains in the room.

A gym in the wrong place, a spa with no plan for who runs it, a recovery suite sized for a brochure. By fit-out, these are hard to undo.

We start with who the development is for and how its wellbeing spaces will be used and paid for. The design then follows the people, not the other way round.

What we can shape

Three kinds of brief.

Each is specified to the LUNARRÁ Living Standard and delivered through your architect and contractor, or partners we bring.

01

Spaces in a building

Residential and mixed use

The brief
A residents' gym, spa, sauna, steam room, salt room or recovery suite inside a residential or mixed-use building.
What we provide
The concept and the performance specification, equipment selection, and input on layout, services and finishes at each design stage.
02

A wellbeing destination

Estates and land

The brief
A place people travel to on an estate or a piece of land: a wellbeing pavilion, a recovery and fitness club, or a programme built around the setting.
What we provide
The concept, who it is for, what it offers and in what order, and how it could be run and paid for over time.
03

Serviced and managed residences

Built to rent and operate

The brief
Serviced apartments or managed residences equipped to the standard, with performance and recovery built into every unit.
What we provide
The specification for each unit and the shared spaces, plus the operating standard an operating partner runs them to.

How we work with a project team

From who it is for, to how it runs.

We slot in alongside your architect, designers and contractor. Where we start depends on how far along the project is.

  1. 01

    Read

Who the development is for, how they live, and what the site and the market can support.

  2. 02

    Concept

What the wellbeing offer is, where it sits, and what it needs to earn or save.

  3. 03

    Specify

The performance specification, written for your design team to build into the drawings.

  4. 04

    Deliver

Supplier selection and checks through construction, so what opens matches what was specified.

  5. 05

    Run

An operating model and standard, with the right operating partner where you need one.

How we are engaged

Consultancy and a standard. No stake in the land.

We are engaged for our expertise and our standard. We do not buy property or take positions in a development, so our advice is about what works for the people who will use it.

Behind it is direct experience of opening these spaces. Ramón Wright has worked on pre-opening teams at Fairmont Windsor Park and Audley Cooper's Hill, and led fitness at Corinthia London.

Past roles before LUNARRÁ, listed as experience. These are not LUNARRÁ Living clients.

Briefing us

What helps us most in a first conversation.

Rough answers are fine. We can sign a confidentiality agreement before you share anything sensitive.

  • Where the site is, and what is planned for it
  • The stage the project has reached, and who is on the design team
  • Who the development is for: residents, guests, members or the public
  • The wellbeing spaces you have in mind, if any
  • Who is expected to run them once the project opens
  • Key dates, and who makes the decisions

Talk to us before the drawings are fixed.

A short note about the site and the stage you are at is enough to begin. We reply by email, and if it looks like a fit we arrange a conversation.
